Sometimes, though, the simplest of things manage to elude our attention. Luckily, I am here to offer some very sound advice.
A happy, healthy, and efficient self storage salesforce is going to have to have effective, easy communication tools. These, of course, are not hard to come by. If you have not done so already, be sure to set up company email accounts. With these, you can ensure that all of your representatives get all of the information that they are going to need. If you are worried about how they are performing, you can simply send out a mass email and make a few announcements. Likewise, a digital projector can provide your salesforce with a world of good. With a projector, you can put important messages on display. Likewise, you can display your sales statistics for the day, which may motivate your workers to pick up the pace.
Fostering a healthy self storage sales force does not have to be your undoing. With all of the right tools operating in tandem, you can make sure that all of your representatives are working to their full potential. Even if you have to spend a little bit of money to put this sort of system in place, know that your money is going to be well spent. Without a doubt, these measures can only bring you profit.

If you want to create a strong self storage salesforce , you must first convince your representatives that aggressiveness and rudeness do not necessarily go hand in hand. In fact, you can be an aggressive representative and end up making people happier. Allow me to explain.
First, I should define my terms. By aggressive, of course, I do not mean rude, nor do I mean hasty or inconsiderate. By aggressive, I mean efficient and persistent, able to maintain control over a conversation. An aggressive representative will ask the right questions at the right time. If a caller refuses to answer a particular question, an aggressive representative will move on to a different question, but will not forget to come back to the problematic question. If a caller is unwilling to give his or her name, for example, an aggressive representative will move on to asking them about their timeframe or expectations. Once the caller becomes more comfortable with the representative, he or she can go back to the problematic question. Aggressive representatives build rapport with callers as a means of procuring the necessary information.
A strong self storage salesforce is going to produce a ton of storage rentals, very much because those who run it understand when and why to ask particular questions. Building rapport, being aggressive, direct, and efficient, is a great way to maintain control over a conversation. The more control a representative maintains, the more likely he or she is to produce a storage rental. It is all pretty simple when you think about it.

When you are looking to foster a healthy, effective self storage salesforce , your systems of operation need to hold individual representatives accountable for their successes and failures. This, of course, is not to say that your systems of operation should focus on the errors of your representatives. Rather, you should operate with a clear knowledge of what you are already doing well, and what your company can improve upon.
If you are aware of your own shortcomings and weaknesses, you can take proactive steps to fix them. It really is just that simple.
Even seasoned representatives can use a little training from time to time. In fact, the longer a person works for your company, the more they slip into their own, unique mode of operation. Often, though, said mode of operation might need a little bit of fine tuning. It should not be an insult to a veteran representative. We are all human and we all make mistakes. It is our ability to learn from our mistakes that counts, not the mistakes themselves.
If you are trying to improve your self storage salesforce , you will certainly want to consider my advice. Holding representatives accountable for their performance is not a threat. It is a means to improve upon your performance as an office. The better your office is doing, the more money your representatives will see. If you explain things in this way, you are likely to win the hearts of your workers. Tread carefully, but tread well. That can be your new motto.

In my last post, I began to discuss the importance of accountability to a good self storage salesforce . Today, writing a new post, I have a story to share with you. This story is about the tangible success of the system I proposed in my last post.
Recently, our office has taken to publicly display the sales statistics of our representatives. These statistics are named, so it is very easy for our reps to compare themselves to their coworkers. Believe it or not, this has not led to any problematic competition. Everyone understands that we are in this together, and that our only way to improve is to work as a team.
Many of our representatives have drastically improved their statistics in light of this new system, and to the mutual benefit of our entire workforce. Indeed, by doubling or tripling their leads generation, our representatives are making sure that our clients, the storage facilities themselves, remain happy. A reservation or a lead is money in their pockets, and a promise to continue business with us.
I would be interested to hear how other call centers hold their representatives accountable for their performance. I suppose that you could say that this subject has a firm grip on my mind. At any rate, I am always open for advice from other self storage professionals. If I want to be a part of the best self storage salesforce , I will have to spend some hours getting to know how other call centers and sales teams work.

The self storage industry is very competitive. There is no set price for how much it costs to rent a storage unit. Most people call or visit a site having no real idea how much it may cost them. Many of these prices are dictated by competition and real estate value. The self storage salesforce has to be alert and ready and for every customer.
Since many competitors pay a similar rate for real estate and materials, competition will be a factor when determining profits. Since the storage business is so competitive, companies started performing secret shops. This is a way for one store to call another, anonymously, and get prices. A caller will pose as a regular customer and inquire about rates to report back to the company they were contracted by. Many of these shoppers also can find out how well the sales staff is doing. Some companies have their own store shopped in order to ensure that sales staff is doing everything they can to secure rentals.
Secret shopping is a great way to keep your prices competitive. There is a good chance most people will call more than one place when trying to find a unit. The self storage salesforce needs to be able to provide the customer with a fair price. The only way to make sure you are charging the right amount is to find out what everyone else is charging. Make sure your facility is up to par with neighboring businesses. It is important to offer the things that your competitors offer to stay competitive.

One day I decided to actually pretend that I was a self storage customer. I always act as if I am part of the self storage sales force or a manager at a facility, so I wanted to see what the other side of the counter looked like. On the phone I always try to pretend that I am the person on site trying to take care of a customers storage needs when sometimes I don’t really understand what they could be going through. After having a garage sale and seeing how much stuff I had left that I did not want to keep in my house, I now knew why people made my phone ring.
So as a self storage customer, I was able to hear a member of the self storage sales force inform me about what the prices were in regards to the space I needed. I mean they were very nice and polite. The took care of finding me the space that I needed in order to rent. I was not too impressed with how they were attempting to sell me on their facility or the lack there of.
It was definitely an experience that I took part of. I even decided to go up to the facility to talk to the manager. I figured maybe their service on the phone is completely different than how the manager handles a phone call. Most managers might try a little harder to service a customer when they are actually in the doors of the facility. Well in this situation, that was not the case.
Sometimes when I am taking calls for some of these companies, I am thinking I can not do better than they can since they know their facility. I am just reading a screen that could have some of the basic info, but there should be nothing like the experience about being on site as these managers are.

We seek answers to their problems. We are problem solvers. When they need information on unit sizes and prices, we offer in depth explanations, making sure the self storage customer understands precisely what they will be getting when they choose to spend their money and place their trust in our facility.
Situations arise in which self storage customers have emergencies that require prompt attention. Perhaps they have lost a loved one and do not know what to do with their apartment full of belongings just yet. We ease their burden by giving them time; time to grieve and time to deal with the emotions before they have to deal with the memories left behind in boxes and in drawers. Integrity and understanding assist us in getting them into a unit immediately, lessening the stress that they are feeling, and building a trusting relationship with them in the process.
A self storage sales force is not in business simply to make money for a local furniture storage. We work for the self storage customer as much as we work for the facility that cuts our checks at the end of the pay period. We have integrity for our jobs, and respect for the people who choose to secure so many millions of memories and bits and pieces of their life’s make-up within the concrete walls of our facilities.

When a new superhero movie hits the movie theater, I am usually there front row center. Well, the front row is usually way to close, so I sit more in the middle back. But, I am every much into how special these characters are and what they could do take care the people they are serving.
Some of these characters have powers to read minds and help people or some characters are able to fly. Now I wouldn’t mind having the ability to fly because that will definitely save me on my gas bill. I am sure that people would be slightly scared if they saw me flying through the air. Let’s just say that I am not as light as a feather.
The great thing is that most of the superhero characters try to be average people when they are not fighting evil or trying to make the world a better place. The question I always ask myself is what makes these people that have these special powers any different than you or me. They might have powers that will allow them to do extra ordinary things, but we have abilities as well. The ones we have yet to uncover.
As for me, I am part of a self storage salesforce that can take care of all your storage needs with one or two clicks of a mouse. No, I don’t wear tights or a cape, believe me I would not be a real superhero just for that reason, but I do help people when they are in need. Being part of the self storage salesforce allows me to pick up the phone and listen to your crisis, then solve it. Your belongings might be one hour from being on the street where you can lose them, but I and my team can find a home for them for a while.
Now we can’t stop time or stop a speeding locomotive, but you can think of us as able to save you from the stresses of self storage. We are just your average heroes.

I work in the self storage industry in a different way than most people know about. When you ask someone what they do for a living and they say that they work for self storage, you would think about someone behind the desk signing you up for the unit you want. They would walk you to the place in which you signed up for and make sure you understand how storing there works. That would be the face that you would look for each and every time you needed help.
With my profession I do some of that. But I’m not that person that is behind the counter ready to take your payment or to show you around to your facility. I am part of the self storage sales force. I take incoming calls from customers who are looking for storage. I sell them a storage unit or units, get there information and then pass it on to the On-Site manager who takes it from there. What’s great is that I get to take calls from all across the country. Most people that talk to me believe that we’re in the same location, when in fact I’m usually states away from them.
When you pick up the phone and dial the facility you see as you pass by, or read out of the phone book, the person that answers the phone might not actually be there. They might be off site at a sister facility. It’s all part of the self storage salesforce that is there to make sure you have an awesome experience over the phone! Everyone that is part of the force is there to make sure the customer gets what they need at a good price. And with the fanatical customer service they offer, you can bet that we get a lot of repeating customers. Call in confidence, there’s no need to worry that the person you get does not know all the answers that you have ask. We will take care of all your needs and partner with the on site manager to take care of you.
