  • Challenging the Concept of Retirement

    Tom’s managerial career had spanned thirty five years with various companies. At just about every job he held, he would rise to upper management within the first year of employment. At one time he managed a nationwide chain of over one hundred and twenty auto parts stores. Back then he was making all kinds of money, and he and his wife and kids were living well. That was before the divorce, of course, when the boys were still children, rather than parents themselves.

    After retirement, Tom didn’t want to slow down. He found himself bored most of the time, and the last thing he wanted was to sit around and watch television. After thinking long and hard about the idea, Tom decided that he wanted to begin buying up properties and leasing them out. He had been a great manager of employees. How could real estate management be too much for him to handle?

    Tom sold off some of his stocks, successfully, and in turn purchased several homes that were relatively inexpensive. They needed a little work, but between Tom and his sons, who had offered to help, he knew that they could make the upgrades and the necessary repairs. It took about six months of work before the homes were ready to be rented. The process of remodeling had brought him and his boys back together on many occasions. Tom was enjoying the hard work, spending time with his sons and the feeling of being in control of his own life, a feeling that his new position as business owner was instilling in him. Not only that, but he was proud to have created something that he could pass on to his children someday. Real estate management was turning out to be the best career choice that Tom had ever made.

    Relationship Education

    Relationships are the guiding forces in our lives. The ways in which we interact, socially and intimately; learning from our parents, first, the ways in which it is acceptable to act and to respond and later on with our grandparents, siblings, friends and romantic interests, all teach us innumerable lessons and bring us extreme and mundane emotional experiences that run the gamut from unfettered love and compassion to confusion, anger, resentment, jealousy and even hatred. Relationships are pure, emotional and social education, which is arguably more important than academics, since book knowledge alone does not provide for, nor does it nurture you or anyone else. But relationships do. Relationships sustain us. Relationships complete us. Relationships empower and embolden us.

    We can create relationships that stand the test of time, or we can create temporary relationships that offer something in the beginning that we think we want, but in the end offer something even greater, the experience of discovering how to be tactful, yet honest, how to let go of what is not serving us, or how to refrain from allowing another persons decisions completely destroy our own self worth. We do more than survive these unhappy relationships. We grow from each and every one of them, stronger with each lesson learned. Whether you are a housewife, a receptionist at a local car storage center, a real estate manager or a college professor, it is the relationships that we create that teach us more about life and of ourselves than any amount of schooling ever could.

    Most businesses are designed to grow and eventually you will have too many things to take care of if you go at it alone.  Your team should be divided into groups, maintenance and sales.  To keep things easy you will need to find someone who possesses skills in all areas of apartment maintenance.  Make sure whoever you hire is a skilled plumber; plumbing is one of the most costly problems that homes and rental properties face.  Having the ability to clean and replace carpeting can save a lot of money as well.  Paying someone a little more to keep your tenants happy is well worth the money.  Minimizing vacancy times is the best way to make the most amount of money.  Having someone devoted to sales and advertising can keep people interested even when you are at capacity. 

    Having a group of people who you can count on will help make your business a success.  When the work becomes too great and you are in a position to buy new properties, it is time for a real estate management team.
